The following describes the general process for renting a house with Terra Firma Associates, LLC.
Step 1 - To see one of our rentals, email email@example.com or call Terra Firma Associates, LLC at 828-774-6342 to arrange for a showing.
Step 2 - If interested in renting one of our rentals, complete our on-line Rental Application for that property, we will send a specific link for each property. Please be thorough and fill out completely.
Step 3 - The Rental Application typically takes 2 to 4 days to process if all items required to process the Rental Application have been received and there are no issues.
Step 4 - After the Rental Application has been processed, we will receive a copy of your credit report and background check. The applicant will then be notified of the status of his/her application. The applicant must meet the Criteria for Tenancy to qualify for tenancy. If approved, a meeting will be arranged with the Applicant to review and sign a Rental Contract and applicable addendums.
Step 5 - At the meeting, the applicant will be asked to sign Rental Contract and applicable addendums and provide the required security deposit (typically one month's rent) as well as the first month's rent or the prorated amount if tenancy does not start on the 1st of the month.
Step 6 - Also, at the meeting, the tenant will be provided information on the utilities and other services for the property. The tenant must switch the applicable utilities and services to the tenant's name on or before the move-in date.
Step 7 - On the move-in date, Terra Firma Associates will provide and review with the tenant a Move-In Inspection and Personal Property Inventory that was performed by Terra Firma Associates. The Move-In Inspection and Personal Property Inventory are intended to document the condition of the property at move-in and the personal property remaining at the property. The tenant may conduct their own Move-In Inspection and Personal Property Inventory after they move-in and provide their results to Terra Firma Associates for inclusion in the documents.

Rental Application Instructions
All applicants applying for tenancy must be over the age of 18 and possess a valid Social Security Number (SSN).
All applicants whose income is required to qualify for tenancy must submit a separate Rental Application.
An Application Fee of $39.99 must be paid for by each applicant when filling out the on-line application. The Application Fee is required to obtain an applicant's Credit Report, Criminal Report, and check his/her employment and rental history. The Application Fee is not refundable under any circumstances.
A copy of the each Applicant's Driver’s License and Proof of Income must also be submitted along with his/her Rental Application. This can be done separately by email and sent to: email@example.com
When the processing of the Rental Application is completed, an applicant will be notified of the status of his/her application. If approved, Terra Firma Associates will contact the applicant to arrange a meeting to sign the Rental Agreement.
CRITERIA FOR TENANCY
Applicants must meet the following criteria to qualify for tenancy:
Proof of Identity and valid Social Security Number (SSN)
